The Housing (Scotland) Act 2014 introduced by the Scottish Government requires all landlords in the private rented sector to have fixed wiring checks (Electrical Installation Condition Report EICR) carried out at least every five years. As from 1 December 2015, any tenant under a new tenancy commencing on or after this date must be provided with a copy of the property EICR before the tenancy starts. Any tenant under an existing tenancy at 30 November 2015, must be given a copy of the property EICR by 1 December 2016, unless their tenancy ends before this date.
The EICR must also include a Portable Appliance Test (PAT) on all appliances provided by the landlord.
